Follow the picket fence along the winding lane and get down to West End Farm for busy days walking the 26 acres and lazy nights bubbling, boiling and being you.

West End Farm is for family, friends, hens, dogs, celebrations, reunions – any excuse you can think of, really. It’s big, it’s beautiful and it’s bound to entertain you. You’re a short walk from the cosy pub and 20 minutes from the puffins on the coast, but you don’t need to move from behind the electric gates to enjoy party perfection.

Sleeping 12 in six bedrooms, West End Farm will have you playing pool, table football and table tennis in the outdoor covered games room, laughing, bawling or cowering behind the sofa at Netflix and Amazon Prime movies on the 80” TV in the cinema room, propping up the bar, and bashing out tunes on the grand piano.

When you’re not doing any of that, you’ll load up ‘Gram-worthy shots of your own personal country residence onto the TP-Link Wi-Fi. You’ll wiggle your toes in front of the logburner. You’ll shop in York and Beverley, see the craggy east coast, and sear your barbecue steaks in the rural air. Don’t forget to leave, but do come back someday.

Welcome to your very own country estate set in 26 acres, complete with woodlands, lakes and rolling hills. West End Farm sits on the edge of a village with open farmland to three sides. Out in the grounds, there’s seating for many beneath the big Yorkshire skies as you watch the carp swim serenely in the pond.

Pack a picnic for the two small lakes, or eat out on the terrace with your bangers and burgers searing on the barbie. Spend your nights simmering beneath the stars in the five-person hot tub.

As the big, black electric gates close behind you and you roll up the long, spotlit driveway and park the cars by the fountain, you can only guess at what lies behind the door. The answer is unfettered, spare-no-expense luxury. So bring your best champagne and celebrate in one of the finest large holiday lets in Yorkshire.

Throw some wood on the Inglenook logburner, settle back with popcorn and prosecco and tune in to Amazon Prime Video, Netflix or Now TV on the 80” cinema TV. Get a movie going and laugh, cry or simply cower behind the huge U-shaped sofa. Upload to Instagram with the superfast TP-Link Wi-Fi.

Feeling competitive? The games room’s out in an open barn. Pick from table football, table tennis and pool. Or just break out the board games. Back inside, make a night of it bashing out tunes on the grand piano or propping up the bar on the high stools. Stock up on fizz from Simpson’s Wine Vaults.

Cooking and dining

If you love cooking, you’ll love the kitchen here. It’s handmade, with double doors into the dining room with views over the paddocks. Pippy oak units, marble surfaces, a steam oven, coffee maker and double-drawer dishwasher should keep you happy. If not, The Water Margin, Bollywood Indian and Domino’s are on hand for takeaways.

The kitchen comes with high stools for casual breakfasting but you’ll want to gather in the exposed-brick dining room to break your bread and pass the wine. If you’ve got a musician in your ranks, they might serenade you on the grand piano in between courses. Alternatively, fire up the coal barbie out on the terrace beneath the wide skies.

Grab your pastries and pies from Cooplands, and your regular fare from Tesco and Lidl. Eating out? Just a wobbly walk down the lane, The Old Star offers real ales and fresh local menus served in front of a roaring fire. Meanwhile, community-owned The Bosville Arms offers seasonal menus and a warm welcome for dogs.

Head to The Blue Bell Inn for fine dining using local produce backed up by a bar offering real ales, malt whiskies, good vintage ports, fine wines and champagne by the glass. Enjoy the best of Indian dining at Trishna Tandoori, or tuck into spare ribs and crispy aromatic duck at China Palace.

West End Farm sleeps a dozen in six beautiful bedrooms wrapped in John Lewis bedding and the blanketed hush that sits atop the Yorkshire Wolds. All bedrooms come with a 28” TV.

Bedrooms one, two and three, Golden, Front and Tropical, all offer a superking en-suite, while bedroom four, Yellow, is a double that shares the house bathroom with bedrooms five and six, Blue and Cream, which are both kingsize.

Children welcome

When holidays roll around, kids love space to run wild, places to explore and activities they don’t get at home. On top of that, if they can bring home with them, in the shape of mum, dad, granny and grandad, so much the better. So welcome to West End Farm, packed with fun and sleeping 12 plus a couple of four-legged friends.

The excitement begins as the electric gates part to reveal a long, spotlit driveway. Park up by the fountains and let the kids loose in the gardens and grounds, offering 26 acres of Yorkshire Wolds in which to run rampant, meet the fish, sit beneath the stars and plan a picnic by the ponds.

Older kids can join the grown-ups in the five-person hot tub on the terrace. From there, it’s just a short hop into the covered games room that includes table tennis, table football and pool. Inside, there’s Netflix, Amazon Prime and Now TV on the 80” TV in the cinema room, all fed by superfast, ‘Gram-friendly TP-Link Wi-Fi.

Try the paddleboarding and pedalos at Allerthorpe Lakeland Park. Brave the high ropes at Go Ape Pickering or discover clifftop Sewerby Hall and Gardens. Kids can ride the glass lift through the ocean at The Deep, enjoy rides and shows at Flamingoland Resort and spot puffins and seals at rugged Flamborough Head.
