Close to the north Norfolk coast of shrimping and crabbing, Greenway Barns comprises five barns clustered around a central courtyard and converted into self-catering retreats. Here, the clunch walls and crisp linens have seen many a reunion, celebration, wedding, hen and get-together.

These barns were built for socialising over shared food and champers. The largest, the Greenway East Barn, comes with vast open-plan living room with sofas to sprawl on, dining for dozens and island kitchen. When the sun puts his hat on, al fresco fare on the terrace is the way to go. There are smaller spaces for private escapes.

Spaces are light, bright and contemporary. Pad barefoot on heated floors. In the evenings, stoke up the wood burners and break out the brandy. For kids of all ages, an invasion of the games rooms for table tennis and table football seems only polite.

This is the essential Norfolk experience, brought right up to date with high ceilings, resin floors, plasma screens and granite worktops. Through the huge picture window, grazing sheep, grasslands and a flint church combine in a vast sweep of landscape art. Get everyone together and live the English rural dream.

Gardens and Grounds

Greenway East Barn, is the largest of the cottages at Greenway, and has it’s own private terrace garden. The terrace garden faces southeast and has a built-in table with seating for up to 14 guests. Up two steps there is a lawned garden with herbaceous border and a gate to a larger lawned area with a wild flower meadow.

High Greenway has a south-facing walled courtyard garden, which provides complete privacy. A place for you to unwind in this peaceful setting. Enjoy al fresco dining with views across the meadows and the Stiffkey river valley.

Greenway Court Barn there is a sunny private courtyard to the southwest and on the meadow side of the cottage there is a large lawn. The terrace has a garden table with seating for up to 10 guests, with wonderful views across to the church.

Greenway Meadow has a south facing courtyard garden with a sunken Mediterranean garden with lavender, sage, box and bay trees. Creating a lovely summer scent for you to enjoy. There is a large terrace with a table seating up to eight guests.

At Little Greenway there is a sunny courtyard garden with garden furniture. There is also a lawned area overlooking the church and wild flower meadow.

Living Spaces

Greenway East Barn has lots of space and is perfect for a large group of friends and family. Imagine yourself in the luxurious comfort of the first floor living room with the traditional, rustic walls, surrounded by modern furnishings and looking out across the green fields and grazing sheep.

High Greenway, a former threshing barn, has been converted into a stylish and spacious house. Bronze lanterns and coloured glass brighten up the cosy cushions and wooden antiques throughout the living room.

Greenway Court has a panelled living room, with a picture perfect window seat for the summer and woodburning stove, to warm your hearts on a winters night.

Greenway Meadow is a great place to relax with friends and family. There is a large oak-beamed living room with views across the courtyard garden to the lovely Stiffkey valley beyond

Little Greenway is the smallest of the cottages and has an open living space, so you can be cooking up a storm in the kitchen and chatting to the family in the living room.

The Barns have a communal games room with table tennis and table football for fun and entertainment for the whole family.

Cooking and Dining

The open spaces at Greenway East Barn extends past a central island kitchen, to a large dining room with more incredible views across the valley. The kitchen has double of all major appliances and the dining table can seat up to 22 guests, perfectly suited to catering for large groups.

The kitchen at High Greenway is perfectly equipped for entertaining, open to the dining room so friends can chat while preparing meals. The space is great for families or adult groups wanting generous space for a dinner party.

Greenway Court Barn has a huge panelled dining hall with open plan kitchen and antique dining table to seat up to ten guests comfortably.

Greenway Meadow has a generously sized dining room, with a huge window looking onto the garden terrace – the perfect spot for al fresco meals.

Little Greenway has an open plan kitchen diner with spaces for up to four guests to sit together.


Greenway East Barn sleeps up to 14 guests in six double bedrooms and one twin bedroom, including a four poster master suite. All of the bedrooms have en suite bathrooms.

High Greenway sleeps up to 12 guests in five double bedrooms and one twin bedroom, four of which have ensuite bathrooms. There is also an additional family bathroom.

Greenway Court sleeps up to ten guests in four double bedrooms and one twin bedroom, all five bedrooms have en suite bathrooms.

Greenway Meadow sleeps up to eight guests in three double bedrooms and one twin bedroom, three of which have en suite bathrooms. There is also an additional family bathroom.

Little Greenway sleeps up to four guests in two double bedrooms, both with ensuite bathrooms. One bedroom has an impressive four poster bed, the other can be lay up as either double or twin.

Steam trains and ice creams

Kids can comb the beach at Cromer, or enjoy steam trains or ice creams, zoos and dinosaur parks. Grown-ups can ride, rove, fish or shoot some golf. Houses, halls, parks, gardens, galleries and museums abound. Pop to Wells-next-the-Sea for bars and bites.
