Between the vast skies and the rolling hills of the Scottish Borders sits Heiton Mill House. Quietly observing the gushing Teviot, this converted water mill boasts the beauty of a boutique hotel and the space for 10-12.
An oasis of calm with all the charm of a farmhouse holiday. Yes, it’s hard to put a label on Heiton Mill House.
Heiton Mill House isn’t so hard to pin down after all. It feels like home.
Heiton Mill House proudly brings together a variety of spaces, each calmly sure of their individual atmospheres, each framed and finished in wood both subtle and clear in its detail.
Though spacious, it’s not only the size of the rooms that will impress. It’s what you’ll find waiting in each. Beneath the beams of the quietly styled kitchen, anything is possible. From the sturdy island to the sleek dining table, the plush sofas to the sumptuous beds – warmth is ingrained from ceiling to floor.
The house is ranged over the first and second floors of an old stone Mill, set dramatically next to a rushing river. Wooden floors, luxurious furnishings and big spaces create relaxing areas full of surprises as new rooms and vistas open up.
Steps lead up to the large entrance hall, with a private boot room. From here, the Mill opens up into the living/dining space, with windows offering intimate views of the passing river. The dining area comfortably provides room enough for 12 around an oak table, and the living room is fitted with enough sofas for all to stretch out.
There is an extensive library and a flatscreen TV. Just off the dining area is the large farmhouse-style kitchen, where you’ll find the island for chopping and chatting, and a spacious pantry.
Outside there is a games barn with table tennis and other games, and grounds leading down to the river.
Heiton Mill House sleeps 10-12 in five spacious and well-appointed bedrooms, all en-suite with space for two guests in a sleeping area on the landing.
Wooden stairs lead from the hall up to the First Floor, and four of the five en-suite bedrooms. Each of the bedrooms has comfortable, stylish zip-and-link beds, which can be set up as king size or twin beds.
Wooden floors throughout make all the bedrooms calm and relaxing, with wonderful views over the river and the surrounding countryside. A large landing gives access to the bedrooms and provides a quiet seating area in a sizeable alcove, which can be converted to provide two additional beds if needed.
The fifth ensuite bedroom is downstairs, just off the hall, and is equally well appointed.
